I am a real estate agent in Westford Massachusetts and despite the negative press in MA, Westford actually sold more single family homes in 2007 than 2006 and the median sale price was higher in 2007. It is important to know the data in your area and focus on your hometown. North Scottsdale, Arizona continues to buck the trend of declining home prices. For the 1st quarter of 2007, compared to the same quarter a year ago, there has been an increase in price of .08% in zip code 85255 (DC Ranch, Grayhawk, and other nearby communities), and a price increase of 10.68% in zip code 85262 - Pinnacle Peak and Troon areas. The average days on the market is about 110-114 days, and the average Sale Price to Asking Price is about 95-96%. The average price of a condo in North Scottsdale is about $491,000. The average price of a single family home between zip codes 85255 and 85262 in the past 30 days was $1,110,871, and was on the market for 151 days. In this part of North Scottsdale, new builders are not currently offering many incentives, if any. This continues to be a fantastic resort/second home area, and as such the prices seem to be holding well - and in many cases - increasing. South coast of Santa Barbara County (Santa Barbara, Hope Ranch, Montecito, Goleta, Carpinteria). Our number of sales have dropped year to date as compared to last year at this time, however our median price has actually increased. April of this year compared to last actually did increase (sales and median price). Condo sales are somewhat sluggish but beginning to pick up. New housing is practically non-existent and has always been that way in Santa Barbara. Inventory has increased as well as days on market to sell. The real estate market in San Diego has slowed from the market peak in August 2005. Prices are off their highs by about 10 percent while sales are off about 40%. The average price for a SFD is about $671,677 - for a condo it's $411,718. The average market time is in excess of 100 days with a 9-month inventory of homes to sell. The average discount off the list price is 5%. Builders are offering incentives and price reductions of up to $100,000 to sell their standing inventory.
